Lilley, AICP, City Planner <br />DATE:04/24/2018 <br />SUBJECT:A request to subdivide an existing building located at 1800 East Lambert Road <br />into twenty-seven individual condominium units. <br />REQUEST <br />CGM Development Inc. is requesting to subdivide an existing building located at 1800 East <br />Lambert Road into twenty-seven individual commercial condominium units. <br />RECOMMENDATION <br />Staff recommends the Planning Commission approve Tentative Parcel Map No. 2017-158, <br />subject to the conditions in the draft Resolution. <br />BACKGROUND/DISCUSSION <br />The applicant, Lambert Brea LLC, is requesting to <br />subdivide an existing commercial office building into <br />individual commercial condominium units for sale <br />purposes. The 1.49 acre property is located at 1800 East <br />Lambert Road and is situated south of East Lambert <br />Road, see Figure 1 – Site View. The property is zoned C <br />- G (PD) General Commercial (Precise Development) <br />and developed with a two-story 33,119 square foot <br />building constructed in 1986. The building currently <br />contains eleven office units and two medical office units. <br />Vehicle access to the site is provided by two shared <br />driveways on East Lambert Road. <br />DISCUSSION <br />The proposed parcel map, Exhibit A, would subdivide the building into twenty-seven individual <br />commercial condominium units. Subdivision of this property will allow the owner flexibility to sell <br />individual office units. The proposed condominium units range in size from approximately 512 square <br />feet to 2,346 square feet. The majority of the units will continue to be professional and administrative <br />office use, with one unit proposed for medical office. Parking is provided by an existing underground <br />parking garage and a surface parking lot. To accommodate the office and medical use, a total of 136 <br />parking spaces are required. The applicant is proposing to restripe the surface parking lot and <br />underground garage parking lot to provide a total of 137 parking spaces. <br /> <br />The application is for subdivision purposes only and no new construction or additions to the building <br />are proposed with this request. In order to ensure proper maintenance of landscaping, utilities, <br />drainage, common areas and reciprocal access and parking for the site, Staff has included Condition <br />D as part of the draft resolution which requires the applicant to provide CC&R’s for the project that
